Property & Rental Turnovers

Rental turnovers and residential property maintenance.

A vacant unit costs money every day it sits. Rental turnovers are time sensitive work, and the thing that usually slows them down is coordination: one trade for the paint, another for the lock, a third for the blind nobody noticed until the walkthrough. We take the whole punch list as one scope.

Make ready work between tenants

Turnover work is mostly small and mostly urgent. Wall repair and touch up paint, fixtures and blinds that did not survive the lease, hardware that no longer closes properly, and the dozen small things a walkthrough turns up.

Handling it as one visit means one schedule to manage and one person to call, instead of three trades who each need a key and a window.

Documentation that holds up

We photograph what we find before we fix it. For landlords and property managers, a move out damage assessment is far easier to stand behind when there is a dated photo attached to it.

You get the same written notes our homeowners get, which matters when a deposit is in dispute.

Ongoing residential property maintenance

Turnovers are the visible part. The upkeep between tenants is what keeps a unit from quietly degrading: seasonal checks, gutters, filters, detectors, and the small repairs that otherwise wait for a vacancy.

For owners with more than one property, putting that work on a recurring schedule usually costs less than reacting to each unit as it empties.

What we hand off

Lock changes and rekeying are coordinated through a locksmith. Anything electrical, plumbing, or HVAC beyond fixture level goes to a licensed trade.

Handled by our partners

Some of what sits alongside this work is not ours. These are the local businesses we bring in, and they perform that work themselves.
