Most of what we do here is the accumulated list: a door out of square, caulk that has given up, a fixture nobody has touched in fifteen years, drywall carrying an old patch that was never finished properly.
None of it needs a contractor. It needs somebody to turn up with tools and work through it in order.

Rental turnover is time sensitive, and the delay is usually coordination rather than the work itself. We take the whole punch list as one scope: wall repair, paint touch up, fixtures, blinds and hardware, documented with photos.
